Industrial Hygiene

BJAAM Environmental, Inc. provides a variety of Industrial Hygiene services including: asbestos inspections, abatement oversight and air monitoring, exposure monitoring, demolition planning and waste services. BJAAM has the experience to guide the client through each step of the project, according to the applicable regulations. Whether the client is planning a renovation, demolition, property transfer investigation or O&M plan, BJAAM is ready to work closely with the client to provide the most cost effective solutions that meet the specific needs of the client.

What Is Industrial Hygiene and Why Is It Important?

Industrial Hygiene is the science of maintaining the safety of people, in both their work and community environments. Through careful examination of facility operations, recommendations can be made that will improve worker safety, while also being environmentally responsible. By educating employees about potential workplace hazards, employers save money through lower health care costs, less time spent retraining employees and fewer errors. Compliance monitoring and proper product and waste management helps protect employees, the community, and reduces environmental liability. Communication with regulatory agencies, and having a working knowledge of the current environmental laws are imperative to maintaining worker safety and environmental compliance.

Asbestos and Lead-Based Paint Services

While legislation has banned a few asbestos products and applications, most building materials are still not banned from containing asbestos. In addition, the EPA does not track the manufacture, processing or distribution in commerce of asbestos-containing products. The EPA states that it would be prudent for a consumer to inquire as to the presence of asbestos in particular products. This would include, either referring to the product's MSDS ("Material Safety Data Sheet"), or to have the material properly tested by a qualified laboratory. In order to have the material tested, the material must first be properly sampled by a trained, certified inspector, who will perform the sampling, according to established regulatory protocols. The results must then be interpreted to determine the presence and extent of asbestos containing materials, prior to any disturbance.

BJAAM has an experienced staff of asbestos certified personnel to perform the following asbestos related services:
  • Pre-demolition, pre-renovation and property transfer asbestos inspections

  • Assessment and development of O&M plans

  • Project design and abatement specifications

  • Asbestos abatement oversight and air monitoring

  • PCM and TEM post-abatement visual inspections and final air clearance

  • OSHA compliance monitoring

  • On-site analysis of air samples using Phase Contrast Microscopy (PCM)

BJAAM is also qualified and experienced in performing Lead-Based Paint inspections, risk assessments, post abatement clearance inspections and sampling, as well as OSHA air monitoring.

Demolition Planning, Management and Waste Service

Planning a demolition (or renovation) from start to finish is a multi-step process, and proper planning is key to the completion of a successful project. Bjaam can conduct the required pre-demolition environmental assessments, including the appropriate permits and notifications. Once this is done, BJAAM can develop a site specific demolition plan and detailed project schedule that describes exactly how the job should be performed. Aspects of a project that are typically described in a demolition plan include items such as:

  • Asbestos abatement plan / specifications

  • Site-specific health & safety plan

  • Air emission and wastewater control plan

  • Spill prevention plan

  • Demolition activities

  • Waste handling and disposal

  • Record keeping

  • Project schedule

As a part of the management process, BJAAM will coordinate site activities and constantly incorporate schedule changes to keep the project on track. BJAAM will also conduct the appropriate OSHA personal monitoring, and address additional safety and/or environmental concerns as appropriate. During the demolition, certain activities must be performed in sequential order, while other activities can be performed simultaneously. Being prepared for the next step, and working on phases concurrently will enable the project to be completed on time, and will save money, with less down time.

BJAAM provides hazardous, regulated and universal waste management, including the sampling, characterization and disposal. Certain building materials (other than asbestos), which are known to have hazardous components are required to be removed prior to demolition activities. These include materials such as:

  • Fluorescent bulbs and ballasts

  • Mercury thermostats, switches and devices

  • Computers, TVs and electronics

  • Miscellaneous chemicals

  • Drums and Tanks (above or underground)

  • Transformers

  • Hydraulic system fluids

  • Refrigerants

BJAAM can also counsel the client with cost effective techniques of building deconstruction and subsequent recycling, reusing, or donating building materials that would otherwise incur a disposal cost at the owner's expense.

With the complex and ever-changing regulations associated with Industrial Hygiene, BJAAM is dedicated to providing clients with cost-effective solutions and personal attention to their needs. Our services achieve regulatory compliance, while also reducing the potential costs and liability exposure for the employer or owner.
